Hi Gerry,

Unless it was written in to the purchase agreement, I'm guessing you would be responsible for the repair.

I've submitted a bit on a townhouse, but I already know that the garage floor is need of repair because it is sunken in about an inch or two from the level of the threshold on which the garage door rests, and it slopes from east to west (toward the center of the garage). Who would be responsible for the repair: the current owner (FHA), the townhouse association, or me, if I choose to buy it "as is"?

Great job in identifying common structural/mechanical problems for a Townhome. I am an inspector that will be followed around by a HGTV film crew on 12/15/2011. This information was great! I rarely inspect town homes. I was looking for more specific information on firewalls seprating the adjacent units? Also, the TH i am inspecting has 4 TH'S under one common roof and was concerned about the liability to my client for water intrusion in to the adjacent units?

Hi Tim, no, there's no checklist that we use when inspecting condos and townhomes; it's really all the same stuff that gets inspected on single family homes. Is there a particular city that you're wondering about? If so, there might be a list of common repair items for the point of sale inspection.

Hi Ruben - is there a checklist that inspectors use when checking condos and townhouses? It would be helpful for those of us who want to sell our units to have something to go by to make sure our places are up to snuff before going on the market and being inspected by the official inspector.
